Living in Beach Communities

Four distinct coastal lifestyles

Cayucos is quiet, charming, and centered around its pier, with a local-favorite feel and fewer crowds than Pismo. Pismo Beach brings an iconic wide sandy beach, pier, downtown, and the Monarch Butterfly Grove from November through February.

Avila Beach and Morro Bay

Avila Beach is sheltered by hills, often sunnier and warmer, with protected water and a relaxed promenade. Morro Bay is defined by its 576-foot Morro Rock, working harbor, kayaking, fishing, and abundant wildlife.

Beaches and everyday favorites

Cayucos State Beach, Pismo Beach, Avila Beach, Morro Rock State Beach, and Shell Beach offer a broad range of coastal experiences. For coffee in Shell Beach, Steaming Bean is a local stop worth knowing.

Coastal real estate

Coastal homes command a premium, with typical ranges from about $800K to $3M+ depending on location, condition, and ocean proximity. Each community has a different inventory mix, from cottages and condos to view homes and waterfront opportunities.
