Yes. I'm a licensed California real estate broker and the broker-owner of Central Coast Premier Realty. My California DRE license number is 01462145. I earned my salesperson license in 2004 and my broker license in 2017, giving me more than 20 years of real estate experience. Clients work directly with me throughout the process rather than being handed off to a junior agent.

Buying a Home in San Luis Obispo County

Yes. I help first-time buyers understand the process from financing and home searches through inspections, negotiations, disclosures, and closing. You don't need to know real estate terminology before contacting me. I'll explain each step in plain language and help you understand the costs, choices, and risks before you make decisions.

Learn about buying a home in San Luis Obispo County

Yes, in most cases I strongly recommend getting preapproved before beginning serious home tours. A preapproval helps establish a realistic price range and shows sellers that you have discussed financing with a lender. It also reduces the risk of spending time or becoming emotionally invested in a property that doesn't fit your actual budget. A preapproval is not a loan guarantee, and final approval depends on the lender's underwriting and the property.

Before touring homes together, I use a written buyer representation agreement that explains the services I will provide, the length and scope of our working relationship, and how compensation will be handled. Written buyer agreements are now part of current California law and MLS-related practice. The agreement gives us an opportunity to discuss expectations and compensation clearly before we begin working together. Real estate compensation is negotiable and is not set by law.

The amount depends on the purchase price, loan program, down payment, and property. Buyers should plan for more than the down payment. Possible upfront expenses include an earnest-money deposit, inspections, an appraisal, lender charges, escrow and title costs, insurance, and other closing expenses. Some qualifying buyers may be eligible for lower-down-payment or assistance programs. Your lender should provide loan-specific estimates, and I'll help you understand how those figures fit into the overall purchase.

The home-search period can last days or several months depending on inventory, budget, location, and your requirements. Once an offer is accepted, many financed California purchases use an escrow period of approximately 30 days, although the actual timeline can be shorter or longer depending on financing, inspections, negotiations, the property, and the needs of the parties. I'll explain the proposed timeline before you sign an offer.

Selling a Home in San Luis Obispo County

Yes. I'll review your property, recent comparable sales, competing listings, condition, location, and current buyer demand to give you an honest opinion of its likely market value. There is no cost or obligation. My goal is to give you a realistic pricing range and explain the evidence behind it, not flatter you with an inflated number just to win the listing.

Online estimates can be a useful starting point, but they are not a substitute for a property-specific market analysis. Automated models generally cannot fully evaluate renovations, deferred maintenance, views, lot usability, micro-location, interior condition, or how one street compares with another. These differences can materially affect value in San Luis Obispo County. A local comparative market analysis and property walkthrough provide a more informed estimate.

Yes. Real estate commissions are negotiable and are not fixed by law, the MLS, or a real estate association. The amount and structure of compensation should be discussed clearly before you sign a representation or listing agreement. I'll explain my services, compensation, and the available options so you can evaluate the complete arrangement rather than relying on an assumed "standard" rate.

Sometimes, but not every improvement produces a worthwhile return. I'll walk through the property with you and help separate repairs that could improve marketability or reduce buyer objections from projects that may cost more than they add to your net proceeds. The right plan depends on the property's condition, likely buyer, price range, competition, timeline, and your priorities.

A show-ready home can sometimes be launched quickly, while a property needing repairs, preparation, staging, photography, or other marketing work may require more time. I'll create a realistic preparation and launch plan based on your property and timeline. I won't rush a listing at the expense of presentation, accuracy, or required disclosures.

No agent can honestly guarantee a sale date. Timing depends on price, condition, location, competition, financing conditions, marketing, and current buyer demand in your specific segment of the market. I'll show you the relevant local data before we list and continue updating you based on showing activity, feedback, competing inventory, and market changes.

Seller expenses vary by transaction but may include negotiated brokerage compensation, transfer taxes, escrow and title charges, required reports or inspections, property preparation, repairs, credits negotiated with the buyer, loan payoff charges, prorated property taxes, HOA-related charges, and other property-specific expenses. Before listing, I'll prepare an estimated net sheet so you can focus on what you may actually receive after expected costs rather than only the sale price.

Property Management for Local Rental Owners

Yes. Central Coast Premier Realty provides local residential property management for single-family homes, condominiums, townhomes, duplexes, triplexes, and fourplexes within my San Luis Obispo County service area. I do not manage vacation rentals. Owners work directly with me, and I stay closely involved with leasing, communication, rent collection, property issues, and ongoing management.

Full-service property management is two fees: 8% of rent collected per month for ongoing management, plus one month's rent as a separate tenant placement fee each time a new tenant is placed. The placement fee is not included in the 8%. I do not add a management markup to maintenance or vendor invoices. Specific services and terms are outlined in your Property Management Agreement.

Prospective tenants are evaluated using consistent written rental criteria and information permitted by applicable law. Screening may include identity verification, credit information, verifiable income, rental history, references, eviction-related records, and other legally permitted screening reports. Requirements are communicated to applicants and applied consistently to support a fair and legally compliant process.

Tenants can report maintenance issues, and I coordinate needed work with trusted vendors and service providers. For nonemergency work costing less than $500, I may authorize the repair under the terms of the management agreement. I contact the owner for approval before higher-cost nonemergency work. Emergencies and legally required repairs may need to be addressed promptly to protect the tenant, owner, and property. I do not add a management markup to vendor invoices.

No. Owners are charged the amount billed by the vendor or service provider without an added maintenance markup from Central Coast Premier Realty. I use trusted local vendors and service providers and communicate with owners about significant repairs and costs as provided in the management agreement.

Yes. I can help coordinate the transition after reviewing your current management agreement, required notice, existing leases, tenant and owner ledgers, security-deposit records, open maintenance matters, keys, documents, and other property information. The timing depends on the terms of your current agreement and the condition of the records being transferred.

Real Estate Investment Properties

Yes. I help clients evaluate and purchase residential investment properties in San Luis Obispo County. My property-management experience adds a practical perspective because I look beyond the purchase price to consider rent potential, operating costs, tenant appeal, condition, maintenance exposure, and ongoing management needs.

Start with property-specific numbers rather than broad averages or optimistic projections. Consider supportable market rent, vacancy, property taxes, insurance availability and cost, utilities paid by the owner, HOA dues, repairs, maintenance reserves, financing, management, and possible capital improvements. Zoning, use restrictions, tenant-protection laws, short-term-rental rules, and the property's physical condition may also affect the investment. I can help you evaluate the real estate and rental-management considerations, but projected returns are estimates, not guarantees.

Yes. If I help you purchase a suitable residential investment property within my management area, I can also discuss managing it after closing. This can create continuity between evaluating the rental, preparing it for the market, finding a qualified tenant, and managing the ongoing tenancy. Property-management services require a separate written agreement and are never required as a condition of representation in the purchase.

No. I'm a real estate broker, not an attorney, CPA, lender, or financial advisor. I can help with the practical real estate side of a decision, including market conditions, comparable sales, estimated rent, property condition, transaction structure, and management considerations. When a question requires another professional's expertise, I'll identify that boundary rather than guess.

San Luis Obispo County Real Estate and Property Ownership

Local prices and activity are influenced by the number of homes available, buyer demand, mortgage rates, affordability, employment, population and household changes, construction constraints, insurance availability, property condition, and location. Conditions can differ significantly by city, neighborhood, property type, and price range. Instead of relying on a countywide headline or an outdated statistic, I'll help you look at the current data that applies to the property and decision in front of you.

Insurance availability and cost should be investigated early, especially for properties with wildfire, brush, coastal, older-home, roof, electrical, or other underwriting concerns. Coverage and premiums can vary substantially by property and insurer. California's FAIR Plan may provide limited last-resort fire coverage when traditional coverage is unavailable, but buyers may need supplemental coverage. Obtain property-specific quotes and review the proposed coverage and exclusions during your investigation period rather than waiting until closing.

California Department of Insurance

Central Coast Premier Realty does not manage, list, or operate vacation rentals or short-term rentals. This question is for buyers considering a property where short-term rental use may affect its value or income potential. There is no single rule covering every property in San Luis Obispo County. Short-term-rental requirements vary among incorporated cities and unincorporated county areas, and may include zoning restrictions, permits, owner-occupancy rules, spacing requirements, caps, waitlists, taxes, operating standards, or prohibitions. Rules can change. If short-term rental use is important to a purchase decision, verify the current requirements for the specific property address directly with the appropriate city or county planning department before relying on projected rental income.

California law has expanded opportunities to build qualifying accessory dwelling units, but feasibility still depends on the property, zoning, utilities, access, fire requirements, building code, site conditions, and the rules administered by the applicable city or county. Before relying on an ADU for value, housing, or rental income, confirm what can actually be permitted on the specific property and obtain realistic estimates for design, fees, construction, utilities, and financing.

I provide objective information about properties and communities, but I don't label neighborhoods as "good," "bad," or "safe," or choose a community for someone based on protected or personal characteristics. Buyers should evaluate the factors important to them using sources they trust. School information is available from the California Department of Education and local districts. Crime information may be available from local law-enforcement agencies. I can help with objective property information, proximity, commute considerations, amenities, and other factual characteristics.
