California home exterior for sale, curb appeal

Selling in SLO County

Can I Sell My House As-Is in San Luis Obispo County?

Yes. Plenty of Central Coast homes sell as-is every year. But "as-is" doesn't mean what a lot of sellers think it means, and understanding the difference protects you.

What as-is means

Selling as-is means you're telling buyers up front that you don't plan to make repairs. Buyers can still do inspections, and they can still ask. You just aren't promising to fix anything.

What as-is doesn't change

In California you still have to disclose known material facts and defects, including on the Transfer Disclosure Statement for one-to-four unit homes. As-is sets expectations about repairs. It doesn't remove your duty to disclose.

When as-is makes sense

  • Inherited homes or homes you haven't lived in.
  • Properties that need more work than you want to take on.
  • Situations where timing matters more than squeezing out top dollar.
  • Rentals with tenants in place.

How to get the best result

Price it for its condition, share what you know early, and consider a pre-listing inspection so buyers see the facts up front. I'll help you weigh whether a few targeted fixes would bring a bigger return than they cost.
