Selling in SLO County
What Are Seller Closing Costs in San Luis Obispo County?
When you sell, the price on the contract isn't what lands in your bank account. Here's what typically comes out of a seller's proceeds in San Luis Obispo County, so you can estimate your real number before you list.
The county documentary transfer tax
When a property sells, the County of San Luis Obispo charges a documentary transfer tax of $1.10 per $1,000 of value ($0.55 per $500). On a $900,000 sale, that's $990. In California the seller usually pays it, though it's negotiable in the contract. Some California cities add their own transfer tax on top of the county's, so always confirm for your specific city.
Other common seller costs
- Real estate commissions, which are fully negotiable under California law.
- Escrow fees, often split between buyer and seller by agreement.
- The owner's title insurance policy, which sellers commonly pay for in many California counties; this is negotiable too.
- Payoff of your mortgage and any liens.
- Prorated property taxes and HOA dues through closing.
- Any repair credits you agree to after the buyer's inspection.
- Natural hazard disclosure report and other required reports.
How to estimate your net
Start with a realistic sale price, then subtract your loan payoff, commission, transfer tax, escrow and title charges, and any credits. I'll prepare a written net sheet for your home before you decide anything, so you know what you'd walk away with.
